Every project below was designed and installed by us in Limassol. No subcontractors, no outsourced programming. These are the systems we built — and continue to support.
KNX villa 280 sqm — new build from first fix
New build villa under construction. Client wanted full building automation with no cloud dependency, future expandability and a reliable app for remote control. Four bedrooms, pool area, covered terrace and double garage.
Full KNX installation from first-fix stage. KNX bus cabling run to every switch position, actuator panel and sensor before walls were plastered. DALI-2 bus for lighting control — each luminaire individually addressable. Climate control via KNX room controllers integrated with fan coil units on every floor. Motorised blinds on all 14 windows with sun-tracking automation. Ajax alarm system integrated via KNX gateway. Hikvision IP cameras — 8 outdoor, 3 indoor, NVR with local storage. UniFi Wi-Fi — 5 indoor APs, 2 outdoor for pool and terrace.
Full automation operational at handover. One-button "Leave" scene: alarm armed, blinds closed, HVAC to setback, all lights off, gate locked. Client controls everything from Loxone app — including remote camera access and alarm management.
Penthouse retrofit — smart home without opening walls
Finished penthouse, recently renovated. Client wanted smart home but could not disturb the renovation — no cable runs, no plaster work. Three bedrooms, large open-plan living area, motorised curtains and blackout blinds already installed but controlled manually.
Home Assistant on a local server. ZigBee wireless switches replacing existing switch plates — same back boxes, same cover plates, no visible change. Somfy motorised curtains and blackout blinds integrated via Somfy TaHoma bridge. Tado smart thermostats for climate control — wireless, no new cabling. Philips Hue lighting in living areas. All integrated in Home Assistant with scene automation. Installation completed in two days — no dust, no disruption.
Full scene control from iPhone and wall switches. Morning scene: blinds open gradually, lights at 40%, climate to target temperature. Evening: lighting scenes, blackout blinds on a schedule. Client particularly valued the absence of any construction work.
Villa with pool — Loxone, gate automation and LPR
Mid-size villa 220 sqm, recently completed shell. Owners based abroad for most of the year. Required full automation with reliable remote monitoring and gate automation for the housekeeper. Wanted the property monitored while unoccupied.
Loxone Miniserver as central controller — lighting, climate, pool pump scheduling and security integration. FAAC sliding gate motor with LPR camera — housekeeper's car opens the gate automatically, owner can admit guests remotely via app. Video intercom at main gate with mobile app. Hikvision cameras — 6 outdoor. Ajax alarm with SIA monitoring. After commissioning, property enrolled in LimaTek Safe Living — monthly monitoring contract covering cameras, alarm, Starlink connection and Loxone system health.
Gate opens automatically for registered vehicles. Owners see live camera feed and receive alarm notifications from abroad. Safe Living monitoring catches a camera fault within 24 hours — resolved remotely without owner involvement. Monthly status report sent at end of each month.
Restaurant — business Wi-Fi, CCTV and staff access
Two-floor restaurant with outdoor terrace. Existing Wi-Fi covered maybe half the ground floor. Staff frequently complained about dead zones at the bar and terrace. CCTV was outdated analog. Management wanted separate guest and staff networks and NFC access to the back-of-house area.
UniFi network redesign — 4 indoor APs, 1 outdoor terrace unit, all wired Cat6. Separate SSIDs: guest Wi-Fi on isolated VLAN (internet only, bandwidth limited), staff network with access to POS and management systems, IoT network for music system and smart devices. Hikvision IP camera replacement — 6 cameras covering all areas including cash desk and entrance. NVR with 30-day storage. NFC reader at back-of-house door — staff cards, management can revoke remotely.
Full coverage across both floors and terrace. Guest Wi-Fi works without giving access to business systems. Card lost? Deactivated in 2 minutes. Management reviews camera footage remotely when needed. POS system connectivity issues resolved completely.
