Smart home costs in Cyprus vary significantly depending on the platform, property size and build stage. A basic retrofit using Home Assistant with wireless devices starts from around €3,000. A full KNX installation in a large new-build villa can reach €40,000 or more. Most mid-size villa projects in Limassol fall between €8,000 and €20,000.
Home Assistant retrofit — from €3,000
Home Assistant is the most affordable entry point for smart home in Cyprus. It works with ZigBee wireless switches and Somfy motorised blinds — no new cable runs required. A typical apartment or finished villa with 3–4 bedrooms costs €3,000–6,000. This includes the controller, wireless switches, thermostats, motorised blinds for key rooms, and full setup. No subscription fees, no cloud dependency.
Loxone for villas 150–350sqm — from €8,000
Loxone is our most popular platform for mid-size villas in Limassol. It uses standard Cat6 cabling, has the best native app in its category, and commissions faster than KNX. A typical 3–4 bedroom villa (150–200sqm) runs €8,000–14,000. For a larger 250–350sqm villa with full automation including HVAC integration, blinds and security: €14,000–22,000. Price includes design, cabling, panel build, programming and handover.
KNX for large villas and new builds — from €15,000
KNX is the international standard (ISO/IEC 14543) and the right choice for villas over 300sqm or properties where long-term manufacturer independence matters. KNX requires dedicated bus cabling run to every device — it should be specified before walls are closed. A typical 400sqm KNX installation in Limassol: €18,000–30,000. For a full luxury villa with DALI lighting, climate, blinds, security integration and custom visualisation: €30,000–45,000.
CCTV and security: additional costs
Most villa projects include CCTV and alarm as part of the overall scope. IP camera system (6–10 cameras, NVR, remote access): €2,500–4,500. Ajax wireless alarm (hub, sensors, siren): €1,500–3,000. Access control (gate automation, video intercom, smart lock): €2,000–4,000. These are commonly installed alongside the smart home system for a single cable run and integrated control.
Villa Wi-Fi: what to budget
Proper villa networking is often underestimated. A UniFi Wi-Fi system for a 3–5 bedroom villa with full indoor and outdoor coverage: €1,800–3,500. This includes 3–6 access points, PoE switch, Cat6 cabling and configuration. Outdoor access points for pool and terrace areas add approximately €400 each.
What affects the price most
Build stage is the single biggest cost factor. Installing during construction (before walls are closed) allows clean cable routing and significantly reduces labour cost versus retrofit into a finished property. Platform choice is second — KNX components cost more than Loxone equivalents. Property size and number of rooms determines the quantity of devices. Integration complexity (HVAC, pool, solar, AV) adds to programming time.
Is smart home worth it in Cyprus?
For a permanent residence, the convenience and energy savings make it straightforward. For a rental property or villa let out on platforms like Airbnb, smart home adds perceived value and can justify higher nightly rates. For resale, properties with documented smart home installations in Limassol sell faster and at a premium in the current market. We have not had a client tell us the investment was not worth it.

Can a smart home be added to a finished villa in Cyprus?
Yes. Home Assistant with ZigBee wireless devices works in finished properties without cable runs. For Loxone or KNX, limited retrofit is possible by routing cables in trunking — we assess this during the site visit.
