The open standard for building automation

KNX is an open international standard (ISO/IEC 14543) for building automation, maintained by the KNX Association and supported by over 500 certified manufacturers. Every KNX-certified device — regardless of brand — communicates on the same bus. Switches from one manufacturer, dimmers from another and actuators from a third all work together without adaptation or middleware.

The system runs on a dedicated two-wire TP bus cable run alongside power cabling to every switch position, sensor and actuator in the installation. Logic is distributed — each device is intelligent, and switches control loads directly without passing through a central server. If one device fails, the rest of the system continues to operate normally.

KNX has been installed in residential and commercial buildings since 1990. Installations from that era are still running today. This track record, combined with the open standard and global installer base, makes KNX the lowest long-term risk platform for large residential projects.

Why KNX suits villa projects in Limassol

Most premium villa developments in Limassol have construction periods of 18–36 months — sufficient time to plan and install a full KNX system properly. Large floor areas, multiple HVAC zones, extensive external lighting, pool control and gate automation all fall naturally within KNX's scope.

Cyprus has a significant number of internationally owned properties — villas purchased by clients who live abroad for much of the year. KNX is well suited to this context: the system runs entirely locally without cloud dependency, any certified installer can service it, and it is not tied to a software subscription or manufacturer's continued existence.

Large villas over 300sqm

KNX scales without complexity penalty. A 600sqm villa with 80 lighting circuits is handled the same way as a 300sqm villa with 40 — same bus, same programming tool, same commissioning process.

Developer projects

How a KNX installation works

Design & specification

We review floor plans, agree switch positions, panel locations and conduit routes. A full cable schedule and device list is produced before any cabling begins. This document is shared with your main contractor for co-ordination.

First-fix cabling

KNX TP bus cable and power cables are run during the construction first-fix phase. Conduits are specified for future cable addition. Panel enclosures are sized and located.

Second-fix installation

Devices are installed — switches, sensors, touchscreens, actuators and panel components. Bus cable connections are made and the system is powered for initial testing.

ETS programming

Each device is addressed and programmed in ETS. Group addresses define how switches and actuators communicate. Scenes, schedules and automation logic are built and tested.

Commissioning & handover

Full system test across all circuits. Visualisation interface configured. Client walkthrough. ETS project file and as-built documentation provided at handover.

Common questions about KNX

How much does KNX cost in Cyprus?

A full KNX installation for a villa — covering lighting, climate, blinds and security integration — typically runs €20,000–50,000 depending on the number of rooms, circuits and devices. This includes all hardware, cable, panel build, programming and commissioning. We provide a detailed itemised quote after a site visit or floor plan review.

Who programs KNX?

KNX is programmed using ETS (Engineering Tool Software), the industry-standard tool used by certified KNX installers worldwide. All our installations are fully programmed, documented and handed over with a complete ETS project file — which any KNX-certified installer can open and modify in the future.

Can KNX be added to a finished building?

Technically possible but expensive. KNX requires a dedicated bus cable to every switch position and actuator — in a finished building this means opening walls and replastering. For retrofit projects, Home Assistant with ZigBee wireless devices is almost always the better approach. If you want wired KNX later, plan the conduits now.

How long does a KNX installation last?

KNX installations from the 1990s are still operational. The standard is backward compatible — devices from different generations and different manufacturers work together on the same bus. You are not buying into a product cycle with planned obsolescence.

When should I contact you during a new build?

At schematic design stage — before floor plans are finalised. The earlier we are involved, the less it costs. Conduit routing, panel locations, switch box positions and cable specifications all need to be agreed before first-fix begins. Involving a KNX integrator after walls are closed adds significant cost.

Is KNX better than Loxone?

They suit different projects. KNX is manufacturer-independent, more complex to program and more expensive — but the most reliable long-term platform for large installations.
