Developer or architect
We work alongside your team from foundation stage. Full co-ordination with the main contractor, documentation at handover.

Scene-based lighting with DALI-addressable dimmers and ballasts. Presence detection, daylight-linked dimming, scheduled scenes for every room and outdoor zone. DALI allows per-fixture control — not just per circuit.
Climate control
Room-by-room temperature control integrated with your HVAC. Scheduling, presence-based setback, remote control from your phone.
Motorised blinds
Somfy motors for roller blinds, venetian blinds and external shutters. Sun-tracking automation and scene integration.
Security integration
Smart home integrated with CCTV, Ajax alarm and access control. Arm, lock and switch off from one app when you leave.
Whole-home audio
Multi-room audio with in-ceiling speakers. Per-zone control from the smart home interface or dedicated audio app.
Energy monitoring
Real-time consumption per circuit. Solar inverter and EV charger integration on KNX and Loxone projects.

Consumer smart home kits
Philips Hue, Amazon Alexa, IKEA ecosystemsCloud-dependent. If the manufacturer server goes down, your lights stop responding. Not built for whole-property integration. Typical lifespan 3–4 years before degradation.
Control4 and Crestron for standard residential
Commercial-grade platforms with commercial-grade costsDesigned for ultra-high-end and commercial. Every scene change requires a specialist programmer. Ongoing service contracts. For most Limassol villas, KNX or Loxone gives equivalent results at a fraction of total cost.

Systems that fail when internet dropsIf your internet goes down, your lights should still work. We only install systems with full local control — KNX on a bus, Loxone Miniserver locally, Home Assistant local-first by design.

Common questions.
What is KNX and is it right for my villa?
KNX is a wired building automation standard used in high-end residential projects worldwide. Every device connects to a single bus cable — lights, climate, blinds — making the system expandable and independent of any single manufacturer. If your villa is over 300sqm and currently under construction, KNX is usually the right choice.
What is Loxone and how does it differ from KNX?
Loxone uses a central Miniserver to control lighting, climate, blinds, security and access. Faster to install than KNX and uses standard Cat6 wiring. The trade-off is manufacturer dependency — KNX works with certified devices from hundreds of brands, Loxone only with Loxone hardware.
Can smart home be added to an existing finished villa?
Yes. For finished properties we use Home Assistant with ZigBee wireless switches, smart plugs, wireless thermostats and Somfy motors for blinds. No wall cutting, no new cable runs. Covers 80% of the functionality of a wired system at a fraction of the cost and disruption.
How much does a smart home cost in Cyprus?
A basic smart lighting and climate setup for a 3-bedroom apartment starts from around €4,000–6,000 installed. A full KNX villa installation — lighting, climate, blinds, security and access — typically runs €15,000–40,000 depending on scope. No charge for the site visit and quote.
Do you work with developers and architects?
Yes, this is a significant part of our work. We get involved at foundation or first-fix stage, advise on conduit routing and cable specifications, and co-ordinate with the main contractor throughout the build.
What happens after installation?
We walk through the system until it makes sense to you. Remote support for software issues — scene adjustments, schedules, adding devices. For hardware, we are in Limassol and come out when needed.
Can DALI lighting be integrated with KNX?
Yes. KNX/DALI gateways allow full integration — DALI fixtures are addressable individually or in groups from the KNX system. DALI (Digital Addressable Lighting Interface) is the standard protocol for architectural lighting control, used in premium residential projects where per-fixture dimming is required rather than per-circuit. On large villa projects in Limassol this combination is common: KNX handles the building automation layer, DALI handles precise lighting control down to individual luminaires.
