Why does Wi-Fi
fail in Cyprus
concrete villas?

Concrete construction, multi-floor layouts and extensive outdoor areas create a Wi-Fi environment that consumer equipment simply cannot handle. These are not signal strength problems — they are structural problems that require a different approach.

Reinforced concrete walls

Most villas in Limassol are built from reinforced concrete — thick external walls, internal load-bearing walls, floor slabs and steel reinforcement. These absorb and reflect Wi-Fi signals far more aggressively than timber frame or drywall construction.

Multi-floor layouts

A single router on the ground floor delivers diminishing signal through each concrete floor slab. Upper floors, terraces, pool level and underground parking are typically outside usable range entirely.

Consumer mesh limitations

Adding mesh nodes creates overlapping networks with inconsistent roaming. Devices lock onto a distant weak signal instead of switching to a nearby access point. Phones drop connection when moving between zones.

Outdoor coverage requirements

Cyprus villas typically have extensive outdoor areas — terraces, pool decks, garden zones. Consumer equipment is not rated for outdoor use and delivers no usable signal beyond the nearest wall.

What does a proper

Ubiquiti UniFi access points are the same hardware used in hotels, hospitals and high-density residential developments. Designed to work together as a single managed network — your devices roam between access points without dropping connection or switching networks manually.

Network design from floor plan

Access point positions calculated from your floor plan — not guesswork. Each access point positioned to cover its zone optimally, with controlled overlap between adjacent units for seamless roaming.

Structured cabling

Cat6 cable run to each access point location. In new builds — in-wall through conduit. In retrofit — surface trunking along skirting boards or through roof voids where accessible.

UniFi gateway & switching

UniFi Dream Machine or Cloud Gateway as the central controller and router. PoE switch powering all access points from a single panel location — one cable per access point.

VLAN configuration

Separate networks for owner devices, guest Wi-Fi and IoT/smart home devices. Guests get internet — they cannot see or reach any internal device, camera or smart home controller.

Full configuration & testing

Every access point configured, named and tested. Roaming verified between zones. Speed and coverage measured at representative locations before handover.

Outdoor access points

UniFi outdoor access points are IP67-rated — sealed against dust and water, rated for Cyprus summers. Dedicated units for pool terrace and garden coverage, not degraded indoor signal.

Smart home

KNX IP interfaces, Loxone Miniserver and Home Assistant all require stable connectivity. IoT devices isolated on a dedicated VLAN so they cannot reach owner devices if compromised.

CCTV & security

IP cameras require consistent network access to the NVR for recording and internet for remote viewing. Camera traffic separated from general network traffic via dedicated VLAN.

Access control

IP intercoms, smart locks and gate controllers require reliable local network connectivity. Remote access and push notifications depend on stable internet uplink.

Reliable internet from every zone means consistent remote access to smart home, cameras and intercom — whether you are by the pool or in another country.

Surface trunking. Functional and tidy.

Cat6 routed in surface trunking — white PVC along skirting boards or through roof voids where accessible. Not as clean as in-wall but fully functional and significantly better than consumer alternatives. Routes planned during the site visit.

Common questions.

Why does Wi-Fi perform badly in Cyprus villas?

Most villas in Limassol are reinforced concrete construction — thick walls, floor slabs, steel reinforcement and external render. These materials absorb and reflect Wi-Fi signals far more aggressively than timber frame or lightweight partition walls. A consumer router placed in a hallway will deliver adequate signal in the adjacent room and very little anywhere else.

Why not just use a mesh system?

Consumer mesh systems — Eero, Google Nest, TP-Link Deco — work adequately in small apartments with lightweight construction. In concrete villas with multiple floors and outdoor requirements they consistently underperform. The radios are lower power, the backhaul between nodes degrades through concrete, and roaming is slower and less reliable than enterprise access points.

How many access points does a villa need?

A 3-bedroom villa typically needs 3–4 access points for full interior coverage. Each outdoor terrace or pool area requires an additional outdoor-rated access point. Large properties over 400sqm require an access point survey — we do this during the site visit using floor plans and signal measurement tools.

Can you work in a finished property?

Yes. On retrofit projects we run Cat6 in surface trunking — typically white PVC along skirting boards or through roof voids where accessible. It is not as clean as in-wall installation, but fully functional and significantly better than consumer alternatives.

What is the difference between UniFi and a standard router?

A standard consumer router is one device combining router, switch and Wi-Fi radio — designed for one location. UniFi is a managed system with separate components: a gateway for routing, switches for wired connections, and access points for Wi-Fi. Each access point covers its zone optimally. Devices roam between access points seamlessly as you move through the property.

Do you set up guest Wi-Fi?

Yes — we configure a separate guest SSID on an isolated VLAN. Guests connect to the internet but cannot access your devices, smart home network, CCTV system or any other internal resource. Standard on every installation.
